QUESTIONS FOR MEMBERS:
1. What is the difference between PA Select Sites Round I and the PA Select Sites program?
PA Select Sites Round I was a static "snapshot" of sites that were determined to be "ready for development" throughout Pennsylvania. Communities and developers submitted a considerable amount of information about their available sites (sites only, buildings were not considered as a part of Round I). This information was in paper format and submitted to a consultant who reviewed the submitted materials to determine whether or not the sites met specific criteria. Each site was submitted in a "development type" (i.e. heavy manufacturing, office call center, warehouse and distribution, etc.) and each development type had a set of very specific criteria that had to be met in order for the sites to be considered a SelectSite.
In the new system, PA Select Sites, communities and developers can enter information about their available properties at any time. They provide as little or as much information about their properties as they wish. There are no "development types," but there are minimum requirements at each designation level. The communities and developers who submit sites can update their information so that people who use the Web site will be able to have new information about available properties.
2. Can anyone enter properties into this system?
Yes, anyone who owns, represents or markets properties available for development can enter information about those sites in PA Select Sites.
3. What do I need to do to enter my available properties into the system?
First, you need to register by going to the Post a Property section and clicking on the Register link. Once you have become a registered Member, you can begin to enter in information about your sites.
4. Can I list more than one property?
Yes, you can list as many properties as you would like. If you currently have a database of properties and are interested in mass loading those properties into the PA Select Sites program, please contact Team Pennsylvania Foundation at selectsites@teampa.com or (voice) 717-233-1375.
5. Can I list available buildings?
Yes, the PA Select Sites program allows you to enter in information about either available sites or available buildings.
6. How can I get my property to become a SelectSite?
If you are interested in submitting your property as a SelectSite, first view the list of requirements for SelectSite status. Once you have determined that your property may qualify for SelectSite status, complete the questionnaire and submit it for approval. Once you submit your site for approval, you will be contacted about having your site validated as a SelectSite. For more information about this, contact Team Pennsylvania Foundation at selectsites@teampa.com or (voice) 717-233-1375.
7. What is the site approval process?
If you are submitting your property as a SelectSite, your property must be approved by the designated Site Approver. Each county has a Site Approver, who is responsible for approving each site before it is included in the PA Select Sites program. Once the Site Approver is notified that a new site is being submitted at the SelectSite designation level, he or she has 14 days to approve the property. If the Site Approver does not view the property submission within that time frame, it is automatically included in the database and available for viewing by outside users.
QUESTIONS FOR USERS:
8. How can this program help me find a suitable property for my new facility?
Before you begin a search for a property, you need to know what criteria are necessary in order for your facility to be successful in a new location. For example, does water and sewer need to be available at the site, or can you afford to wait for the infrastructure to be installed to your selected location? Once you have determined the criteria that are most important to your project, you can use PA Select Sites to find properties that meet your criteria. Under the find a property section you will see the various criteria that you can use to help you find a property in Pennsylvania.
9. Where does the information come from?
The information comes from different sources. The information that is specific to the property is provided by the individual or organization who owns the property or is responsible for marketing the property. Information and data about the community and county comes from a variety of different secondary data sources, such as the U.S. Census, Pennsylvania Department of Labor and Industry, Pennsylvania Department of Education, and others. Finally, some of the community characteristics data also comes from the individuals who entered in the property.
10. Who can I contact for more information about the site?
Once you have found sites that meet your criteria, you can go to that property's Site Report for a list of contacts. You will have the ability to contact the individual or organization of your choice
GENERAL QUESTIONS
11. What is the difference between registered and SelectSite?
To be classified as a registered site, only a minimum amount of descriptive information is required. In addition, the site must be zoned for an appropriate business use.
A SelectSite is synonymous with being ready for development immediately. The condition of the site conforms to an exhaustive set of site requirements that must be addressed in order to be eligible for this classification. The development professional knows that the SelectSite benchmark requirements have been met once the site qualifies for this status. Likewise, the business prospect is assured that the information supplied demonstrates an appropriate level of site preparedness with confidence that the data has been verified.
